Bathroom Case Study - Davita Place



Our clients were frustrated with their seemingly narrow and difficult to use ensuite. The placement of the wc, shower and vanity along the length of the external wall made very poor use of the 2.8m x 1.6m space. Despite it being north facing with beautiful views over the estuary the bathroom appeared dim and cramped, furthermore the lack of opening windows resulted in poor ventilation and its associated problems such as dampness and mould.
The design brief was simple enough; create a seamless, open space that makes use of the abundant natural light. However with its' numerous split levels, a unique combination of concrete block and timber framed walls and notable lack of floor and wall cavities to conceal new wiring and plumbing this 1970's architecturally designed home presented a challenge for designers Heidi Wynn-Parke and Richard Burkhead.



Whereas the original layout was a result of the complications this house presented in terms of installation, Heidi's proposed configuration required careful thought and design - particularly when it came to 'behind the wall' (pre-line) aspects such as plumbing, drainage and wiring. The inter-lock bathroom floor, for example, which also formed the ceiling of the laundry underneath meant it was not possible to recess the floor in a conventional way to create the base of the walk-in shower. In addition to this the concrete block walls made no allowance for the pre-line requirements of the shower, vanity and WC. However, with years of industry experience and a resourceful team of trades-people on hand Richard was able to employ a number of innovative techniques to overcome these issues and produce a bathroom that did not compromise on design.
The end result speaks for itself. In three weeks the once dark and claustrophobic ensuite was transformed into the modern, bright and functional space the clients could now be proud of. The combination of the minimal glass vanity and wall hung toilet give the ensuite an elegant, almost hotel-like appearance. In order to create some storage Heidi designed a custom vanity drawer which sits off the floor for ease of cleaning, all the while complimenting the feel of open space. A large wall-to-wall mirror reflects views of the estuary as well as natural light which now streams in from the new window. These attributes have all combined to create a great space which is in keeping with the rest of the house.
